The Boat Slip Math Behind Yacht Harbor Village's Slow Market

The Boat Slip Math Behind Yacht Harbor Village's Slow Market

Ask why a waterfront listing in Yacht Harbor Village has sat unsold for eight months, and most agents will start talking about price. Ask someone who actually keeps a boat there, and you'll get a different answer.

Yacht Harbor Village is one of Palm Coast's most established marina communities, built around a working harbor on the Intracoastal Waterway just off the Hammock Dunes Bridge, inside the Hammock Beach Golf Resort & Spa footprint. It sits on the beach side of the bridge, and its buildings face west across the water, which makes it one of the few addresses in the area where residents watch the sunset drop over the Intracoastal instead of the sunrise. The pitch practically writes itself: gated entry, a deep-water marina, condos and homesites that back straight onto sheltered water. What the pitch leaves out is a supply constraint that shapes almost every transaction here, and it starts with a number that has nothing to do with square footage.

The Number Every Listing Leaves Off

Yacht Harbor Village holds 88 waterfront condominiums and 205 homesites, 293 residential properties in total. The marina that anchors the community has 209 boat slips, sized at 30, 40, and 60 feet, with short-term dockage available up to 80 feet.

Do the subtraction and the picture changes. There are not enough slips for every unit to have one, which means a slip is not an automatic feature of buying here the way a driveway or a pool deck might be. Some properties come with a slip deeded directly to the unit. Others have a slip assigned by the property owners' association, a different legal arrangement with its own transfer rules. Others have no slip attached at all, and the owner leases dock space separately, subject to whatever waitlist exists at the time.

None of that shows up in a listing photo. It shows up in the closing documents, and it is the first thing a serious buyer needs to ask about before falling for the harbor view.

What "242 Days" Actually Measures

Over the twelve months ending in July 2026, Yacht Harbor Village recorded 21 home sales through the Palm Coast MLS. The average asking price was $1,168,567, the average selling price was $1,091,833, and the list-to-sell ratio came in at 93 percent, a healthy number that suggests sellers are pricing close to reality. The average time on market for those same 21 sales was 242 days or more.

Compare that to the city around it. In August 2026, the broader Palm Coast market posted a median home sale price of $355,990, with homes taking an average of 106 days to sell, itself slower than the roughly 90-day average from a year earlier. Earlier in the summer, a three-month window ending in June 2026 put the citywide average closer to 71 days. The exact figure moves depending on which month you catch it, but every version of the citywide number lands somewhere between two and four months. Yacht Harbor Village lands at eight.

That gap is too large to explain with price alone. A million-dollar home in a gated marina community should move slower than a median-priced Palm Coast home regardless of anything else, but not by a factor of two or three against the community's own comparable price tier elsewhere in the city. The more useful explanation is the slip math above. When a property's dockage status is unclear, or tied to a waitlist rather than a deed, buyers and their lenders take longer to feel confident about what they are actually purchasing. That due diligence stretches the timeline for reasons that have nothing to do with whether the house itself is a good one.

Deeded, Assigned, or Leased: The Question That Changes the Offer

If a slip is deeded to the property, it transfers with the deed at closing like any other real property right, and title work should confirm it cleanly. If a slip is assigned by the Harbor Village Marina Property Owner's Association, the transfer depends on the association's rules rather than the sales contract, and a buyer should get that assignment confirmed in writing before removing contingencies. If there is no slip attached, the buyer is stepping into whatever leasing and waitlist situation exists at the time, which can vary from one closing to the next.

This is not a hypothetical concern. It is the specific question a buyer's agent should be asking before the inspection period even starts, because the answer changes what the property is actually worth to someone who owns a boat. A waterfront home with a deeded 60-foot slip and a waterfront home with no slip and a spot on a waitlist can carry the same square footage and the same view, and still represent two different purchases.

The HOA Fee That Looks High Until You Read the Fine Print

Yacht Harbor Village homes currently carry HOA dues in the $920 to $941 range, with condos running closer to $851. Against a typical Palm Coast HOA, that number reads high at first glance. It reads differently once you see what it covers: common area and grounds maintenance, building maintenance, community roads, the pool, a 24-hour guard, property insurance, real estate taxes on the common areas, and utilities including gas, water, electric, trash, sewer, pest control, and cable and internet.

Most Palm Coast HOAs handle landscaping and maybe a gate. This one functions closer to a bundled utility and insurance package with a marina attached. A buyer comparing the sticker number against a non-marina community down the road is comparing two different products, not two prices for the same one.

What a Slow Market Buys the Buyer

A community where listings sit for eight months is not a community in trouble. It is a community where sellers have to work harder to close, and that shows up in what they are willing to include. One current listing here notes that its Hammock Beach Golf Resort & Spa club membership, valued at $18,000, will convey to the buyer at closing at no additional cost, along with a transferable home warranty.

That kind of concession is a direct read of leverage. In a market moving in under three months, sellers rarely need to sweeten a deal that far. In a market where the average listing takes eight, they do, and buyers who understand why the timeline runs long are better positioned to ask for the same kind of accommodation rather than simply waiting it out.

A Few Direct Answers

Does every Yacht Harbor Village property come with a boat slip? No. There are 209 slips against 293 residential properties, so slip access depends on the individual unit's deed, its assignment status with the property owners' association, or a separate lease arrangement. Confirm which applies before writing an offer.

Why is the HOA fee higher than other Palm Coast communities? It bundles costs that are billed separately almost everywhere else, including property insurance, real estate taxes on common areas, a 24-hour guard, and several utilities. The comparison to a non-marina HOA fee is not apples to apples.

Is 242 days a sign that something is wrong with the market? Not on its own. The list-to-sell ratio in the same period sat at 93 percent, which means sellers who are patient are still getting close to their asking price. The long timeline reflects due diligence on marina rights more than it reflects buyer reluctance.

If you are weighing a purchase in Yacht Harbor Village, or comparing it against another Intracoastal community in the Hammock, the slip question is the first thing worth resolving, not the last one you run into at the closing table. Coastal Pros works inside these Flagler County marina communities regularly enough to know which properties carry deeded dockage and which come with a waitlist attached. Schedule a private consultation and we'll walk the specific slip and HOA details for any listing you're considering before you write an offer.
